Selling your home in Oakville

For Sellers

Your home deserves
more than a sign.

Professional photography, cinematic video, drone, 3D tours and an in-house marketing team that builds the campaign around your home. Because how a property is presented is what decides who shows up.

Why Sell With Us

Anyone can list it.
Selling it is the work.

A listing isn't a form you fill in. It's a campaign, and campaigns need people running them.

Most brokerages hand the agent a sign and wish them luck. Here, every listing goes to an in-house team — photography and video, marketing, admin, field support — so the work actually gets done rather than squeezed between showings. None of it is billed back to you, and none of it is an upgrade package.

01

Priced on evidence

We'll show you what comparable homes actually sold for, not a flattering number designed to win the listing. Overpricing costs more than it ever gains.

02

Marketing that's included

Photography, cinematic video, drone, 3D tours, a property landing page and a print piece — standard on every listing, not an add-on.

03

Prep before it goes live

Staging advice, the trades worth calling, and what's genuinely worth fixing versus what buyers won't notice. We'd rather spend a week getting it right.

04

Reach beyond the MLS®

The RE/MAX network, our exclusives group across both offices, and paid placement where your buyer is actually looking.

05

Negotiation that holds

Decades of offers on both sides of the table. We know which conditions matter, which buyers are real, and when a higher number isn't the better deal.

06

Nothing slips

Our admin team tracks every deadline and condition through to closing, so the deal doesn't fall apart over a date nobody was watching.

How It Works

From first walkthrough
to sold.

Six steps. Click through to see what happens at each one.

Step One

The walkthrough

We walk the house with you and talk honestly about what buyers will respond to and what they'll push back on. You'll also hear our read on timing — sometimes the right move is to list now, and sometimes it's to wait six weeks. No commitment at this stage.

Step Two

Pricing it properly

You'll see what comparable homes actually sold for, how long they sat, and where yours fits. We'd rather tell you a number you don't love than win the listing with one that strands you. Overpriced homes sell for less, because the first two weeks of attention get wasted.

Step Three

Getting it ready

Staging advice, the trades worth calling, and a clear line between what's genuinely worth fixing and what buyers won't notice. Then our team books the photography, video, drone and 3D tour — and orders the signage.

Step Four

The campaign

It goes live on the MLS® with its own landing page, a print piece, social content and placement where buyers are actually looking — plus the RE/MAX network and our exclusives group across both offices. You'll hear from us weekly with what's coming through the door.

Step Five

Offers and negotiation

We'll tell you what each offer really means — not just the number, but the conditions, the deposit, the closing date, and how likely it is to actually close. The highest offer isn't always the best one, and that's usually where the value of an experienced agent shows up.

Step Six

Through to closing

Conditions tracked, lawyers briefed, deadlines watched by our admin team so nothing lapses on a date nobody was following. And afterwards, we're still here — for the next move, or just a straight answer years down the road.

Produced in-house by our own team

Every home is different. Depending on the property, some of these services may not be necessary or included — we'll recommend what will genuinely help sell your home and walk you through exactly what's covered before you list.

Behind Every Listing

The team working
while you're living your life.

Your agent is the one you'll deal with. These are the people making sure the photography gets booked, the paperwork is right, and no deadline goes unnoticed between listing day and closing.

Common Questions

What sellers ask us
before they list.

Not seeing your question? Call the office — we're happy to talk it through with no obligation.

By looking at what comparable homes in your area actually sold for — not what they were listed at — and adjusting for the things that make yours different. We'll walk you through the comparables so you can see the reasoning rather than just the number.
Usually less than people expect. Paint, decluttering and fixing the obviously broken almost always pay for themselves. Full kitchen and bathroom renovations usually don't return what they cost right before a sale. We'll tell you where the line is in your specific house rather than giving you a general rule.
It depends on price, property type and what the market is doing that month. When we meet we'll show you how long comparable homes in your area are currently sitting, which is a far better predictor than any average.
Commission, legal fees, and any adjustments at closing — plus moving costs and, if applicable, mortgage discharge or penalty fees. Commission is negotiable and set out in the listing agreement before you sign. We'll give you a full net-proceeds estimate so you know what actually lands in your account.
Not always. Occupied homes that are tidy and well-furnished often photograph beautifully as they are. Vacant homes are harder — empty rooms read smaller and colder than they are, which is where staging or virtual staging earns its keep. We'll be straight with you about which situation you're in.
There's no universal answer — it depends on your financing, your risk tolerance, and what the market is doing. This is worth a real conversation rather than a rule of thumb, and it's one of the most valuable ones we have with clients.
We look at why. Almost always it's price, presentation, or timing — and the data tells us which. Then we adjust rather than just waiting. You'll hear from us weekly with showing feedback, so you're never guessing where things stand.
Yes, ideally — buyers talk more freely and linger longer when the owner isn't there, and that matters. We'll set showing windows that work around your schedule, and our team coordinates the bookings so you're not fielding calls.
No — and this is where experience pays for itself. Conditions, deposit size, closing date and how solid the buyer's financing is all affect whether an offer actually closes. A firm offer slightly below asking can be worth more than a higher one that falls apart in two weeks.
It's possible, and sometimes the right call for privacy or timing reasons — we run an exclusives network across both offices. But it's worth understanding the trade-off: fewer buyers seeing it usually means less competition, and competition is what drives price. We'll lay out both paths honestly.
