WHAT YOU NEED TO KNOW

Thinking of selling this fall but unsure? As fall approaches, many homeowners wonder if they should sell now or wait until spring. The simple answer? It depends. Homes sell year-round, including fall.

Selling in the fall can be great, with its own pros and cons. If you choose to list your home this season, it's important to know what it takes!

Advantages to Selling in the Fall

MORE SERIOUS BUYERS

With the holiday season approaching, fall buyers are more motivated than spring and summer window-shoppers. They want to finalize their home search by November to enjoy the holidays stress-free. Those who looked in spring and summer have likely narrowed down their preferences and are ready to act if your home meets their needs.

LESS COMPETITION

Many believe spring is the prime time for the property market, thanks to the favorable weather and enhanced curb appeal. However, with so many listings, it can be hard to make your property stand out. Autumn offers a quieter market with less competition.

FALL CURB-APPEAL

Take advantage by keeping your property well-maintained to stand out. Selling a home is about selling an image. Fall is perfect for DIY projects: repaint window coverings and garages, stain decks, repave driveways, and refresh your front door. Update locks and handles, replace rusty fixtures, and add porch and yard lighting for extra appeal.

MAINTENANCE & CLEANING MUSTS

One crucial task is inspecting and cleaning the HVAC system. HVAC professionals recommend annual maintenance, making fall an ideal time since the furnace is used less in summer but heavily in winter. Common home inspection issues often involve the furnace. Buyers frequently request furnace inspections and cleanings before closing. Having this done beforehand and providing a receipt can reassure potential buyers and streamline the selling process.
